Terms and Conditions

1. General Acceptance and Legal Terms

By proceeding with a reservation at Aruba Life Residences, the guest agrees and acknowledges that, if the reservation is accepted by the Property, their stay will be subject to the Property’s Standard Terms and Conditions as outlined herein and on the official website. These Terms and Conditions form the binding agreement between the guest and the Property, covering all commercial aspects including, but not limited to, reservations, payments, stays, and the use of facilities.

The Property reserves the right to cancel any reservation at its sole discretion if it believes the information provided is incomplete or falsified. By submitting a reservation, the guest voluntarily consents to the Property reviewing publicly available information for the purpose of providing appropriate hospitality services.

The Property may amend these terms at any time without prior notice. Guests agree to indemnify and hold the Property harmless from any liability, loss, damage, or expense arising in connection with their reservation or stay.

The Property shall not be held liable for any losses or damages resulting from cancellations or delays due to force majeure events (including but not limited to natural disasters, pandemics, or governmental actions). Any waiver of rights on one occasion shall not be deemed a waiver on any subsequent occasion.

2. Vacation Rental Conditions

Check-In Time: 4:00 PM
Check-Out Time: 11:00 AM

Taxes and Service Charges (22.5%)

  • 12.5% Room Tax

  • $3.50 per night Environmental Tax

  • $3.50 per night Community Fee

  • 10% Service Charge

Check-Out Housekeeping Fee

  • Flat $100 per stay (applies to all unit sizes)

Guarantee Deposit

  • $150 for 1-Bedroom Units

  • $300 for 2- and 3-Bedroom Units

Payment Terms

  • A 30% deposit is required at the time of booking.

  • Full payment is due 14 days prior to the scheduled arrival date.

High Season (Dec 18 – Apr 18): 5-night minimum stay

  • Full payment required 45 days prior to arrival.

  • Cancellations made 30 days or more prior to arrival: 50% of the total reservation amount is refundable.

  • Cancellations made within 30 days of arrival: all payments are non-refundable.

Low Season (Apr 19 – Dec 17): 3-night minimum stay

  • A one-night non-refundable deposit is required to confirm the reservation.

  • Cancellations made 14 days or more prior to arrival: 100% refundable (excluding the non-refundable deposit).

  • Cancellations made within 14 days of arrival: all payments are non-refundable.

3. Long-Term Rental Conditions

  • Completed rental application with references is required.

  • Copy of valid passport and residence permit (if applicable) must be provided.

  • One month’s rent is due in advance.

  • One month’s rent is required as a security deposit for loss or damage.

Utilities Deposit

  • $250 for 1-Bedroom Units

  • $400 for 2- or 3-Bedroom Units

Check-Out Housekeeping Fee

  • Flat $100 for all long-term units, regardless of unit size

  • One designated parking space is included per unit.

  • All long-term tenants are subject to the Aruba Life Residences community rules and regulations.
